IV Consulting has over 26 years of experience in Architecture and Construction with a focus on complex large scale commercial including Airports, Offices, (University Bldg's - Research Labs / Classroom / Admin. / Cogen Plants & K-12 schools), and Local, County and DSA related projects.

Full time California licensed Architect with over 26 years of experience on staff.

Services include complete Architectural construction documents peer review, Fire Code related issues analysis and review, Building and Fire code analysis and review, MEP code analysis and review & pre-permit submittal peer / code review. Additional expertise in fire alarm analysis and review. Proficiency in all the associated California codes - Building, Fire, Mechanical, Electrical and Plumbing, and NFPA regulations.

IV Consulting brings the highest value to your project through architectural and code knowledge, accuracy, and on-time delivery of services which will save you time and money, especially with obtaining your approvals and permits. Our services will always result in saved time, more complete documentation being permitted and less change orders during construction. IV Consulting has extensive ongoing experience with plan review services within and for Governmental Agencies and Universities and utilizes this knowledge to get your projects through the permitting process with minimal issues. Permit expediting can be provided upon special request.

Below is a brief description of some of our services.

SERVICES PROVIDED

Full Building Code analysis - Review of all plans and specifications at any stage of project creation for compliance with all applicable codes (CBC, CEC, CMC, CPC, CFC). This includes exiting analysis, Construction type, Occupancies, Fire Walls, Fire Stopping, Edge of Slab protection and all other important requirements in designing a building for compliance.

Fire Code analysis - Will review plans for compliance with local fire authority regulations and life safety issues.

This would include a fire access plan / building review exhibit for local Fire Authority access. Exiting and life-safety is also reviewed under the Fire Code review. Additionally, fire alarm system drawings can also be reviewed or advised on (will review submittal and design for completeness as required by the Fire Code and NFPA 72).

Mechanical, Electrical, Plumbing analysis - Will peer / plan check review your project for code compliance, coordination, and completeness on your project.

Architectural Peer Review Services - Will review plans and specifications for completeness, i.e. peer review as well as any code related analysis you may require. Services can be tailored to your needs. Abbreviated or full reviews can be also be provided.

Expert witness and Forensic services - Available for most Architectural, construction and code related issues. (Contact us for your specific situation.)

Building Reclassification Services - Should you need to move assembly or other occupancies to a building that's initial construction may not accomodate those occupancies, we can assist you in the process of determining suitability of the existing building for those inteded uses, prior to purchasing the building and finding out the AHJ's and the Codes will not allow that accomodation.

Architectural Services - We can provide full service design to construction documents to construction administration services for your Architectural project needs. Tenant Improvements, residential to just about any project size can be achieved. My diverse and extensive project type background and code knowledge affords me the ability to work on any project type you may need. Lucian A. Gunter IV is an Architect and the owner of IV Consulting. His background includes 26 Years of Architectural experience in all types of large scale commercial, educational, airport, high rise, and large scale multifamily type projects. He has an emphasis on Production techniques & Coordination, Technical acuity, Construction Documentation and Construction Administrative procedures. He also has experience with hands-on construction under, and with, General Contractors on large scale projects - issuing building permits at local Cities and reviewing construction documents with and under State Fire Marshal regulators. Lucian is a Texas Tech University graduate and has been providing outstanding Architectural services in Orange County since 1985.
